Gas Safety Checks & Landlord Certificates in Droitwich

What Is a CP12 Gas Safety Certificate?

A CP12, properly called a Landlord Gas Safety Record - is the document confirming that the gas appliances, fittings and flues in a rented property have been checked by a Gas Safe registered engineer and are safe. It's a legal requirement for landlords in England and Wales, renewed every twelve months.

The certificate lists each appliance, the checks carried out, any defects found and whether the appliance passed. You keep a copy, and a copy has to be given to your tenants.

Your Legal Obligations as a Landlord

Under the Gas Safety (Installation and Use) Regulations 1998, if you let a property with gas appliances you must:

  • Have all gas appliances, fittings and flues checked annually by a Gas Safe registered engineer
  • Keep the appliances and flues maintained in a safe condition
  • Give a copy of the record to existing tenants within 28 days of the check
  • Give a copy to new tenants before they move in
  • Keep records for at least two years

The certificate can be renewed up to two months before it expires without shortening the twelve-month cycle - so there's no advantage in leaving it to the last week, and a fair bit of risk in doing so. We'll remind you when yours is due.

What We Check

For each gas appliance in the property:

  • That the appliance is burning gas correctly and at the right pressure
  • That harmful gases are being safely removed via the flue
  • That ventilation routes are clear and adequate
  • That all safety devices are working
  • Visual inspection of the appliance, its fittings and pipework
  • A tightness test on the gas installation to check for leaks

If something fails, we'll explain what's wrong, what it takes to fix it and what it costs - and in most cases we can carry out the repair ourselves rather than sending you to someone else. Where an appliance is immediately dangerous we're required to make it safe, which we'll discuss with you at the time.

Multiple Properties & Letting Agents

If you manage several properties, we can work to whatever suits you - scheduling checks together, dealing directly with tenants for access, invoicing monthly rather than per job, and tracking renewal dates so certificates don't lapse.

We work with letting agents across Worcestershire and are happy to be added to a panel of approved contractors. Because we also handle boiler repairs, servicing and installations, we can pick up the follow-on work from a failed check rather than you having to arrange a second contractor.

Gas Safety Checks for Homeowners

Homeowners aren't legally required to have an annual gas safety check, but it's worth having one if you've just bought a property, if you've inherited appliances you know nothing about, or if you simply want the reassurance. It's often done alongside an annual boiler service so it is worth asking about both together.

LPG Safety Checks

The legal obligations on landlords are the same whether a property runs on mains natural gas or LPG - annual check, certificate issued, copy to the tenant. What changes is who can carry it out: LPG requires specific Gas Safe qualification, and plenty of engineers don't hold it.

We do, so we can certify LPG properties across rural Worcestershire - the villages around Pershore, Evesham and Upton upon Severn, out towards Malvern, and the off-grid properties scattered between the towns. If you've had difficulty finding someone to certify an LPG rental, that's the reason, and it's a problem we can take off your hands.
